You must see this 1500's hacienda and all that it has to offer. It was last used as a hotel but would also function great as a destination, retreat center or even a single family home for those looking for a grand place. Comparing to other hotels for sale in San Miguel de Allende, there is no property that offers a better value and more potential.

This hacienda itself has 14 rooms plus two large interior open spaces and large restrooms. A small private kitchen and a large commercial kitchen and a small attached chapel. Next door are 20 hotel rooms - 16 single hotel rooms and 4 two room suits and then a separate two bedroom manager's casita.

On the hill above the hacienda is a restored private chapel with room for about 80 people, which would be great for private weddings.

The hacienda includes about 5 hectares (12+ acres) of land and includes an area for a pool, private gardens, meditation area, horses, vegetable garden, lovely wooded areas of mature mesquite trees and ample space for a large party tent and parking if you wanted to create a destination.

With 4,000 square meters (43,056 Sq Ft) of construction, it is a large project. However several years ago the owners spent over a million dollars almost completing all of the necessary structural and infrastructure repairs, leaving the hacienda in very good condition and mainly needing cosmetic work. 

The current owners are selling because the father of the family and the one who had the vision to restore the hacienda unexpectedly died and none of his heirs currently live in Mexico or want to take over the project. 

They have priced the hacienda very aggressively, and at least 50% to 70% below market value, because they know it will be a substantial project for the new owner and wanted to give lots of incentive for a sale, versus seeing it deteriorate.

A 2016 appraisal values the land, construction and well at around $1,100,000 USD  ($21,450,000 MXN), without considering income potential.

Renovation estimates to restore the property have ranged from $28,000,000 MXN ($1,400,000 USD) to bring it to a 3.5 Star level, to almost $60,000,000 MXN ($3,000,000 USD) to bring it to a 5 Star destination, without tearing down any of the existing structures.  It has been suggested that removing a couple of the existing structures would decrease the restoration costs.

If you are searching for an exceptional investment, you won't find better value for your money or a property with more potential than Hacienda La Petaca.

The hacienda is being sold with shared use of the private semi-thermal well (slightly below body temperature).
